Webb & Co. were tasked with finding a specific type of property for a young family in the Upper North Shore, with a budget of $7M. The family was looking for a tennis court knockdown property with over 1500sqm of land, ideally located within a ten-minute walk from a train station.

Challenges

The search for the perfect property presented several challenges:

  1. Highly Specific Brief: The family's requirements were very specific – a tennis court property with a large land size, close to a train station, making it a challenging brief to fulfill.

  2. Limited Availability: Properties that match such specific criteria are rare in the market, particularly in the Upper North Shore region.

  3. Intense Market Competition: The Upper North Shore is known for its competitive property market, especially for unique properties like the one sought by the family.

Strategy

Extensive due diligence was conducted, including consultations with builders, town planners, and the council, to provide the family with the confidence that they could build their dream home on this property. Eventually, the property on Browns Road in Gordon was purchased for around $4.7 million, well under the family's budget, resulting in significant savings and paving the way for their future dream home.
